Tips To Narrow Your Apartment Search
When you first start an apartment search, the number of options can seem overwhelming; which is one of many reasons to use a service such as I am offering, but there are some key elements you can look at to help you narrow the field down to the few best candidates. Here are some factors to consider when narrowing down an apartment search and comparing the candidates at the top of your list. Price It may seem like a no-brainer, but remember to compare the total price over the course of the lease, not just the monthly rent. One complex may have a higher rent but give you the first three months free, lowering the total price over a 12-month lease significantly - really, sometimes $200 or more per month! Always keep in mind that any specials that are offered typically only apply to a long lease of 12 months or longer - 6 months leases are going to come with a higher price, and 3 months leases are rarely offered however when they are an option. Typically offered at "market rate" plus an "upcharge" of anywhere from $50 to $250 per month additionally! Also factor in whether a particular apartment comes with certain utilities, such as gas or water/sewer, included. This is yet ANOTHER GREAT REASON TO USE AN APARTMENT LOCATOR SUCH AS MYSELF.
Amenities you’ll use -- Any apartment complex will offer two types of amenities: those inside the apartment itself (porches, fireplaces, marble countertops, granite countertops, walk-in closets, washer/dryer connections or machines included) and those for the whole complex (pool, hot tub, game room, business center, social or internet cafe or room). You’re more likely to use the nice touches already in the apartment, so weigh those more heavily in your decision than the communal amenities.That being said, if there’s a particular complex amenity that interests you, see if you can get more details from the apartment management — how much does the valet dry cleaning cost? When is the pool open? How often can you use the concierge service? Some apartment communities offer an attached garage or a detached garage. Do you really need a garage and if so are you allowed to use it for storage or only a vehicle or motorcycle. Just let me do the work for you and you save the hassle - stress free - I guarantee it! If a complex has a great amenity but there are a lot of limitations on its use, you might want to pass.
Laundry facilities You know you’ll be spending time doing laundry, so you might favor the complex that provides you with a washer and dryer over that which only gives you a collective laundry room. If one apartment comes with a connection and another comes with a washer and dryer already installed, you might factor in the cost of renting or buying new units to the first option’s rent.
Layout Two apartments may have the same amount of square footage but be laid out in different ways. Choose an apartment that has a layout that fits the way you live. For example, if you like to cook, you will want to pick a unit with a bigger kitchen.If you have a roommate, you might want to factor your different living styles into the layout. If you’re a light sleeper and your roommate stays up late, for example, you probably want plenty of space between the bedrooms like for example a roommate split floorplan.
Location, location, location! One apartment may be closer to work, ensuring you a shorter commute. Another may be within walking distance of a grocery store. Still another may be close to school, public transportation, or a dog run or even a favorite meeting spot or restaurant. Management Get the names of the companies owning or managing your candidate apartments and find out as much as you can. Granted, if the parent company is headquartered in Cleveland and you’re in Phoenix, the on-site management team will mean more to your day-to-day peace of mind. But you should be able to get some information about whether a particular company has a reputation as a good or bad landlord (not to mention whether it’s performing well financially, or about to go bankrupt). With these criteria, you should be able to whittle your list down to just a few choices—enough that visiting them all in person will be manageable.
